Colorado opens applications for property tax deferral program for seniors and military

Eligible Colorado homeowners, including seniors aged 65 and older and active military service members, can now apply for the Property Tax Deferral Program through their county treasurer’s office. The application deadline is April 1, 2026. This program provides low-interest loans from the Colorado Department of the Treasury to help defer property tax payments.

“Rising costs continue to put pressure on household budgets, especially for seniors and military families,” said Colorado State Treasurer Dave Young. “The Property Tax Deferral Program helps eligible taxpayers stay in their homes and remains a critical financial option for Coloradans across the state.”

A recent legislative change has shifted parts of the program’s administration from the state level to individual counties. As a result, applicants must now work directly with their county treasurer’s office rather than applying through the state.

The General Assembly has also removed the tax growth eligibility category from the program. Previously, this category allowed homeowners facing large increases in property taxes to participate. These individuals are no longer eligible for new deferral loans but can contact the Colorado Department of the Treasury regarding existing accounts or payoff details.

The deferral program does not reduce taxes but allows them to be paid later with interest accruing on deferred amounts. Deferred taxes become a junior lien against the property and must be repaid over time or when certain events occur, such as selling the home.

Homeowners who have participated in previous years need to reapply each year to maintain their loan status. For more information about eligibility and how to apply, residents should reach out directly to their county treasurer’s office or visit treasury.colorado.gov/programs/property-tax-deferral.
